Finishing Basements

Basement finishing is usualy the most economic way to add living space to a home. The price to finish a basement is usually much lower than the cost of an addition to the home. According to remodeling magazine the average cost of a 16x25 family room addition is $85,740, while a 20x30 basement remodel incuding a full bathroom and bar area average cost is $64,519. So, clearly even on a limited budget you can get a lot of value for your money in finishing basements.
Not only is the cost of a basement remodel lower, but the cost to operate and maintian it is lower also. Heating and cooling a basement cost very little, since the ambient tempature below grade is usually around 60 degrees. This means that during the winter month you only need to raise the temp of the basement by about 8-10 degrees to feel comfortable. During the summer, many times you will not even need to cool the basement due to the temp. underderground.
Additionaly, there are less systems to maintain when remodeling a basement. There is no roof being added and no siding to install. Generaly roofs are replaced every 20-30 years and siding will need replacing eventually also. By not adding to the footprint of the home, you save money in the long run. On a side note, by installing insulation on the exterior basement walls and the band board around the house, you can lower the heating and cooling load on the home. This will save you money in operating cost and extend the life of your HVAC system.
When it comes to resale value, try to make the basement blend in with the rest of the home. Making the basement look similar to the rest of the house and not having the look of an office will be more appealing. Using suspended ceiling and flourescent lights is tempting, because many people think it is much cheaper. It is true that it looks cheaper than drywall and recessed lighting, but the cost is very similar. Also, consider installing larger windows and window wells to bring in light and eliminate that basement feel.
